Discuss whether interiors, a modular kitchen, boundary walls, external paving, landscaping and utility connections are part of the same contract. Share the plot documents and proposed use with the design team before finalising the plan. Requirements depend on the applicable authority, scheme and property. Foundation selection needs a site investigation and a structural design; a locality name alone cannot establish footing depth or soil bearing capacity. Agree the programme after the design and scope are settled. Review progress against payment milestones and record changes before they are executed. At handover, check the agreed rooms, fittings and finishes against the BOQ, record any remaining snags and obtain the applicable warranty terms.
